PERENCANAAN DAN PERANCANGAN HUNIAN VERTIKAL HANKAM DI KAWASAN NORTH EAST RESIDENCE IBU KOTA NUSANTARA

The development of Ibu Kota Nusantara (IKN) in East Kalimantan is a national strategy to promote equitable development while reducing the burden on Java and Jakarta. The relocation of civil servants (ASN) and their families to a new environment presents social challenges such as homesickness and psychological pressure due to the underdeveloped condition of the area. Therefore, the behavioral architecture approach is applied in the design of vertical housing, emphasizing the concept of territoriality to ensure adaptability to user characteristics. The design implementation is directed toward the specific needs of defense and security civil servants (ASN Hankam). High mobility is facilitated by easy access to transportation and efficient drop-off systems. Discipline and order are reflected in organized spatial layouts and card-based access control. Productive-age residents are accommodated with family units, children’s play areas, and shared learning spaces. Safety and comfort are supported through well-lit corridors, cross ventilation, lobbies as guest control areas, and supporting facilities such as clinics. Environmental awareness and professionalism are expressed through the provision of green spaces. Thus, the ASN vertical housing in North East Residence IKN is designed not only as a place to live but also as a safe, inclusive, and professional living environment capable of fostering a resilient residential community.
